It’s a question we hear often — and we get it. Calderpeel has become synonymous with luxury one-off homes over the years. It’s a space we’re proud to lead in.
But here’s the truth: only 40% of our work is luxury bespoke homes.
The rest? A mix of commercial projects and complex residential masterplanning — from multi-unit developments and strategic land promotion to large-scale regeneration schemes and specialist housing.
As an architecture practice, we’ve always focused on people, place and purpose — whether that’s delivering a dream home, reshaping an urban quarter, or helping developers unlock difficult sites.
We love being known for Superhomes.
But we’re a lot more than that.

One of our recent industrial / commercial projects - a fantastic site close to Manchester airport, delivered to a BREEAM good rating, with secure by design accreditation.
Approval

Calderpeel have recently received planning approval for a circa 3,000 sq.ft dwelling in the grounds of an existing house situated in the Legh Road Conservation Area, Knutsford. An existing outbuilding which originally served as a stable block and coach house to the existing property will be sensitively renovated and extended to create a new family home.
This heritage led development will reconfigure the outbuilding and reignite is previous charm, to create a home fully suited to modern family living. The scheme will celebrate and reinforce the mature garden setting, improving the visual amenity and contribution to the established character of the conservation area. Well done team!
Planning approval

We are delighted to announce that we have now secured planning approval for this delightful new family home in a classical style, which covers an extent of around 10,000sqft of accommodation over 2 floors. Taking careful consideration of the site, the property draws focus and outlook just as much from it’s south facing front elevation and gardens, as it does from the rear gardens. Working extensively with the interior designers, we have created a timeless property which will bring the mature landscape setting into the heart of the home, with visual connections to the courtyard garden beyond.

Planning Approval

Thrilled to have secured planning permission on behalf of Salboy for their second phase of development at Tuckingmill in Camborne, Cornwall.
The scheme, designed by Calderpeel Architects, includes 202 new dwellings – a mix of 2, 3 and 4 bed properties – along with hard and soft landscaping, access, parking and the associated site remediation.
This development will follow on from the first phase (87 dwellings) and will represent another important chapter in helping to deliver this important urban extension and regeneration site in Cornwall.

former equestrian facility

It’s been a home run of planning approvals at calderpeel so far this year!
An extensive remodel and extension scheme of a former equestrian facility in the green belt.
The original footprint of the building is largely retained, with strategic demolitions and extensions to improve connectivity and flow.
By consolidating the existing volume allowed a reduction in adjacencies creating a seamless flow to living spaces.
New features include a natural pool and a series of tranquil courtyards that anchor and enhance the connection between indoor and outdoor spaces, promoting a seamless living experience. The proposal includes sustainable construction methods to lower its carbon footprint.
Overall, the design represents a thoughtful modernisation of a former equestrian facility whilst remaining in-keeping with the rural vernacular.

Completed Leisure Centre

This leisure centre replaces the previous sports centre, with a new efficient building of high architectural quality.
The new sports centre is identifiable as a significant public building and as such will generate income for the area and improve the quality of life for the community. It is certainly a positive contribution to regeneration in Birmingham designed by Calderpeel Architects
Planning Approval

Calderpeel have recently secured planning permission for a circa 4000 Sq.ft dwelling in the grounds of the former Loreto convent site in Altrincham. The proposed dwelling replaces a rather tired 1980's extension to the original Victorian convent, which currently fails to contextualise with the architectural characteristics around the site, especially the former Covent villa.
The proposed dwelling landscape led both by the existing contours of the site and existing mature vegetation. Taking architectural cues from the existing building on site, the proposed dwelling aims to provide a dwelling sensitive to its
immediate context to ensure the retention of existing residents amenity near by.
Planning Approval

We’ve successfully obtained planning permission in Hale for a circa 3000 sq.ft new build dwelling in the heart of the south hale conservation area and adjacent to a non-designated heritage asset. Calderpeel were originally instructed in 2020 and since then we’ve seen the introduction of additional validation requirements, the Trafford design code and a forever shifting construction economy.
We see these constraints as opportunities to enhance the architecture and ensure the dwelling is embedded into the local vernacular. The intention to slide the buildings footprint deeper into the site and follow the lower site level to ground the dwelling helped maximise the southerly aspect gardens along the front of the site and ensure the dwelling remains subservient to the house adjacent.
Walkaround Castle Irwell

Shining sun on Castle Irwell! ☀️
Layer.studio helped shape the landscape at Castle Irwell by creating a series of bio-diverse public spaces and green streets. Centralised within the neighbourhood, the design utilises SUDS, native planting and bridges to connect the convergence of the street network.
A large play park and trails were incorporated, whist being capable of its dual-use in extreme weather of becoming a flood basin to alleviate future flood risk.

300 Booths Park homes

Bruntwood has unveiled plans to build 300 homes on land within the 220-acre Booths Park. The properties – 30% of which will be affordable – will be built on land between the office complex and the existing residential neighbourhood to the north.
Conservation Area Success
2025

Our latest project in the Conservation Area successfully gained planning approval on appeal, overturning the council’s initial refusal. While the proposal replaces a Non-Designated Heritage Asset, the appeal decision recognised that the new 15,000sqft dwelling would preserve the character of the Conservation Area and make a positive contribution to its setting. Stockport approves 76 Green Belt homes

A partnership between WTGB and the Wythenshawe Community Housing Group has secured consent for 44 houses and 33 apartments on four acres of Green Belt off Wilmslow Road in Heald Green.
Perhaps chastened by recent losses at appeal, when the refusal of two housing schemes in the Green Belt were overturned due to Stockport’s shortfall in housing land, the council’s planning committee voted in favour of the 76-home scheme by nine votes to three.

Site Update from the West Midlands: We're excited to share progress on two elegant homes we've designed, blending traditional charm with a modern twist. Featuring timeless hipped roofs and striking gables, the design is enhanced by contemporary elements like clerestory glazing, which will flood the interiors with natural light.
The shells are nearly complete, with first fix underway. Windows and doors are set to be installed early in the new year, and we’re on track for completion just in time for summer. Stay tuned for more updates!

GK Construction & Project Management Ltd start on Christie Road with our valued client, Southway Housing Trust. With demolition underway to pave the way for an exciting transformation. The site will soon become home to 50 modern apartments and 10 townhouses. Calderpeel Architects and Renaissance Associates Limited look forward to delivering this exceptional scheme together.
Bellway seeks views on 135-home Wilmslow plan

The developer hopes to submit an application to Cheshire East Council by early 2025 to convert the 13-acre site into a neighbourhood.
Found off Cumber Lane, approximately 1.5 miles from Wilmslow town centre, proposals outline a mixture of two- to six-bedroom houses and an outdoor play space to meet identified local housing needs.
Each home will be two storeys and 41 properties would be affordable, 30% of the total 135-home scheme.
The land in question was removed from Green Belt and has been identified by the council for future housing development in the Local Plan Strategy which was adopted by Cheshire East Council in 2017.

Our modest yet transformative extension and refurbishment of an existing barn has recently obtained planning permission in Mottram. The site is situated in green belt along a secluded private drive and boasts 360 countryside views. The extension is subservient to the existing barn and is intentionally a stark contrast to the local rural vernacular. The synergy between old and new is apparent yet effortless with the new kitchen, diner and living room secretly hidden to a lower garden level, look out on to the landscaped gardens and beyond. Housed within the existing barn hosts a series of bedroom suites, media room and a wine cellar tasting/dining experience with separate access.

We’ve received planning permission for a replacement 6000 Sq.ft dwelling. The proposed design seeks to provide a family home that intends to complement the existing local vernacular, embeds into the rural surrounding whilst respecting and enhancing the well established ecological & arboricultural context.
