Hazel Grove gets affordable housing boost


A brownfield site in Hazel Grove could be redeveloped into affordable homes with Stockport Council to make a final decision on the proposals next week.

The proposals by developer Mulbury are for the site of a former BT Warehouse off Melford Road, near the A6, and bordered to the north by a Stagecoach park-and-ride facility. The area had formerly been earmarked for a large supermarket, but this development never materialised.

The housing scheme, due to go before Stockport’s planning committee next week, is for 87 homes, including a mix of 59 two-storey houses and 28 apartments split across two and three-storey blocks.

Homes England has provided funding support for the scheme, which will be delivered by the Viaduct Housing Partnership and owned by Stockport Homes; 76 of the homes will be classed as affordable with 63 for shared ownership and 13 for social rent, while the remainder will be for private sale.

The plans have been rejigged from an application put forward last year; this was in partnership with Wythenshawe Community Housing Group and featured 94 homes.

Planning officers have signalled support for the scheme ahead of next week’s meeting, recommending it for approval, despite the land being allocated for employment use in the council’s development plan.

The developer’s planning consultant Ludlam Associates argued the site had been vacant for some time, and while the site has been up for sale since March 2016, no offers for an employment development had come forward.

Architect Calderpeel has masterplanned the scheme. The professional team also includes transport adviser SCP and structural and civil engineer Avie Consulting.
